Letting Terms

This property is available long term on an Assured Shorthold Tenancy agreement which may be renewable at the end of an initial 6 months fixed term agreement.
A holding deposit of 1 weeks rent (£173.00) is required to secure the property subject to referencing and if accepted it will be used to be put towards Five weeks rent of £865.00 deposit held and registered by The Deposit Protection Service in accordance with current legislation and protected by client money protection. Should a tenant withdraw their application or fail to complete the application within an agreed time or fail to pass referencing due to failure to disclose anything will result in losing their holding deposit. Once referencing has passed, the tenant is required to sign the tenancy agreement to execute their commitment to renting the property.

VIEWING - The applicant will be asked a series of questions at the viewing to determine their suitability, further proof may be requested in order to be be considered for referencing, if a tenant is unsure of their suitability they may make enquiries with the agent before viewing.

REFERENCING - A full credit check, references and formal identification, along with a right to rent assessment will be required subject to agreeing a tenancy agreement. A guarantor reference may be required and will be discussed depending on the outcome of a tenants reference. All referencing application forms for tenants and guarantors must be completed and submitted within 72 hours of an application being received.

PETS - Should the tenant request permission for a pet to stay at the rental property and the landlord agrees then an additional rental amount will be requested (depending on the type of pet due to wear and tear) per calendar month instead of a pet deposit, a separate signed addendum will be supplied and a signature will be required before check in. Depending on the pets requested, a separate reference for the pets may be required from a previous landlord if applicable.

Should the tenant be in receipt of benefits then a working or retired home owner guarantor will be required subject to affordability and satisfactory referencing.

The agent is a member of propertymark for landlords and tenants protection and a certificate of proof will be issued at check in of the rental property.
